Narrabeen

Narrabeen stretches between the ocean and the lagoon, which means homes here deal with salt on one side and damp on the other. Mould on south-facing render and blocked gutters under the surrounding gums are the most common jobs we see across the suburb.

Collaroy

Collaroy homes sit almost on the sand in places, so ocean salt gets into glass, render and metal fixtures in a way few other suburbs see. Up on Collaroy Plateau the exposure is different but just as harsh. We soft-wash, de-salt windows and treat roofs with the right low-pressure approach for each location.

Dee Why is the busiest strata and commercial pocket on the Northern Beaches — duplexes, apartment blocks, shopfronts and cafés backed by the beach and the lagoon. We handle scheduled maintenance cleans, carpark pressure washing and shopfront glass on early-morning runs so traders can open as normal.

Warriewood has grown into a mix of newer estate homes, townhouse complexes and older coastal brick houses, all sitting close enough to the beach to collect salt and algae. We clean driveways, washdown render, and keep gutters clear across the newer streets and the Warriewood Square area.

Bayview looks out over Pittwater and has a lot of older homes on larger blocks — sandstone retaining walls, brick family houses and plenty of feature stonework. Damp, moss and lichen show up fast in the shaded spots. We clean sandstone carefully, without pitting, and soft-wash the rest.

Bilgola

Bilgola wraps from the beach up through the rainforest canopy of the Plateau. Beach homes wear the salt; Plateau homes wear the leaf litter, moss and damp. We work both ends of the suburb — soft-washing houses down near the sand and clearing gutters and roofs up among the gums.

Manly

Manly sees heavy foot traffic through the Corso and along the beachfront, which means shopfront glass and awnings need regular attention to stay presentable. The residential streets behind run to older brick, weatherboard and strata apartments, all of it carrying salt off the ocean. We handle early-morning commercial runs and scheduled strata cleans across the suburb.

Freshwater sits in the bowl behind the headland with streets that climb steeply from the beach. Weatherboard homes along the ridgelines take the brunt of the salt, and driveways on the grades collect algae fast in shaded stretches. Queenscliff sits on the headland above the beach, with older homes on tight streets and a lot of tree cover closing in over tile roofs. Curl Curl runs between the beach and the Harbord side, with a quieter mix of older fibro, brick and renovated family homes. Salt and sand carry up off the beach and settle on windows, render and outdoor tiles. We work through the suburb on house wash and window cleaning rounds, keeping on top of the coastal grime.

Brookvale is the industrial and commercial backbone of the Northern Beaches — warehouses, workshops, strata blocks and the retail footprint around Warringah Mall. Large concrete aprons, loading bays and carparks build up oil, rubber and algae quickly. We run scheduled commercial cleans and handle strata driveways after hours to keep tenants moving.

Allambie Heights sits inland with bushland backing onto many of the streets, which means gum canopy overhangs roofs and fills gutters through the year. Balgowlah runs along the Spit Road corridor between Manly and Seaforth, with established brick family homes and a fair bit of sandstone retaining through the older streets. Driveways and paths off the main roads collect road grime, and render walls pick up mould on the shaded sides. We handle house washes, sandstone and driveways across the suburb.

Seaforth

Seaforth sits above the harbour with large leafy blocks and a lot of sandstone through the older streets — retaining walls, feature blocks and stone stairs are common. Tile roofs shaded by established trees pick up moss quickly, and gutters fill with leaf drop. We clean stone carefully, soft-wash houses and handle roofs without high-pressure damage.

North Curl Curl sits above the ocean end of the beach, with weatherboard and brick homes exposed directly to the southerly weather. Salt etching on glass and metal fittings is a constant, and render on the exposed sides picks up green growth through the wetter months. We soft-wash, de-salt windows and keep gutters clear for the storm season.

Clareville runs down to Pittwater with quiet streets, large blocks and a mix of older brick and rendered homes. Sandstone retaining and stone paths are common, and the waterfront pockets come with jetties and boatsheds that carry their own damp and algae. We soft-wash houses, clean stone gently and handle gutters under the leafy blocks.
