Why it matters on the Northern Beaches
Graffiti is worst along the peninsula's bus and skate corridors, on strata bin bays, behind shopping strips and on the flat render walls of commercial units. Responding fast matters for two reasons — first, fresh paint comes off cleanly, while paint that's been baked on by a few weeks of Sydney sun migrates into porous substrates and becomes a ghost that needs multiple passes. Second, tagged walls attract more tags. Every body corporate, retail operator and facility manager on the Beaches has worked this one out: quick removal is the cheapest long-term strategy.
Our process
We pick the method to match the substrate. For sealed surfaces — shopfront glass, painted metal, powder-coated panels — it's a solvent-based graffiti remover, a dwell, a wipe and a rinse. For unsealed brick and concrete it's a more aggressive combination of a paste-style remover and a hot-water pressure rinse, sometimes across multiple applications to fully pull the pigment out of the pore structure. Render and painted walls are the trickiest — we often need to remove the graffiti and then repaint the affected area to avoid leaving a ghost outline. On sandstone and heritage masonry we stay well away from strong solvents and work through a gentler, longer process.
What we're checking for
Before we start we'll assess the substrate, check for existing anti-graffiti coatings (you can usually feel them — they're slightly rubbery or glossy), and confirm whether a same-day finish is realistic or whether the tag needs two visits. For sites that get hit repeatedly we'll recommend a sacrificial or permanent anti-graffiti coating on the final surface, so the next tag comes off with hot water and a detergent rinse instead of solvents.
When to book it in
Call the moment you find it. We keep scheduling flexible for commercial clients so a fresh tag on a Monday morning rarely waits past Tuesday. For strata and retail clients on a regular maintenance visit, graffiti patrol and removal can be baked into a monthly schedule alongside commercial and strata cleaning so it never becomes a standalone panic.
