Why it matters on the Northern Beaches

Living a few streets back from the surf means your walls cop salt spray year-round, gum litter every spring and humid summers that turn shaded southern walls green with mould and black with gleocapsa. Most homes here aren't painted brick and polished render for nothing — they're built to handle weather — but the film that builds up on them is organic, acidic and holds moisture against the substrate. Left alone for a couple of seasons it stains painted surfaces, degrades the sealant around window frames, and turns light-coloured render a dull grey. A proper house wash clears it off before it becomes permanent.

Our process

We soft wash. That means a low-pressure application of sodium hypochlorite and a surfactant, mixed to a concentration appropriate to the surface — rendered walls, painted brick, weatherboard, fibre cement, Colorbond cladding and PVC all get a different dwell time. The chemistry does the work, not the pressure. We dampen garden beds and lawns before we start, tarp anything sensitive, and rinse thoroughly afterward at a pressure that won't bite into paint or mortar. On heavier deposits around downpipes and gutter lines we'll do a targeted second pass rather than cranking the wand up and damaging the substrate.

What we're checking for

While we're walking the walls we flag anything that's going to cause trouble down the track — flaking paint, render cracks, rusted weep holes, window silicone that's perished, or weatherboards that are holding moisture. You'll get a heads-up before we wash, not a surprise afterwards. If the home needs roof cleaning or gutter cleaning as well we'll sequence the jobs so water runs downhill in the right order and you don't end up with roof residue tracked across a freshly washed wall.

When to book it in

Most Northern Beaches homes benefit from a full exterior wash every 12 to 18 months. Properties sitting within a block of the beach, homes overshadowed by spotted gums, and anywhere with poor drainage around the slab tend to need it more often. Pre-sale, pre-paint and pre-Christmas are the busy windows — we book out fastest between September and December, so get in early if you've got a deadline.
