Why it matters on the Northern Beaches

Commercial and strata exteriors on the Beaches take a beating — salt air corrodes awnings and bolt fittings, coffee-shop frontages pick up foot-traffic grime and food spills, carparks accumulate rubber, oil and bin-juice runoff, and bin bays get genuinely unpleasant fast in a Sydney summer. For strata committees the problem is that it all happens slowly enough to become invisible until a prospective buyer walks in and the lobby smells like mould. For retail operators a dirty frontage directly affects whether people walk in. Regular maintenance is cheaper than rehabilitating a surface once it's stained in.

Our process

We scope each site properly before we quote — surfaces, access, water source, runoff management, safe work method statements, and timing around trading hours or strata committee preferences. On the job we combine pressure washing with soft washing depending on the substrate: hard surfaces like concrete carparks, bin bays and paved common areas get a rotary surface clean at 2,500–3,500 PSI, while painted render, Colorbond cladding, awnings and signage get a soft wash so coatings aren't damaged. We run after-hours or early-morning schedules where trading hours matter, and we work around residents rather than through them. All our work is captured in before/after photos for your records or the committee.

What we're checking for

Slip hazards are the big one — algae-covered concrete in a carpark or at a lobby entrance is a public liability issue. We'll flag those first. We're also looking at drainage grates that are blocked, gutters backing up, degraded paint around the base of rendered walls where irrigation over-sprays, and any graffiti that needs same-visit removal. If you've got a body corporate maintenance plan we can work to it; if you don't, we can draft a realistic cadence based on what the property actually needs.

When to book it in

Retail frontages and high-foot-traffic entries benefit from monthly or fortnightly maintenance. Strata common areas, carparks and bin bays typically sit on a quarterly or biannual rotation. Annual deep cleans of building exteriors pair well with scheduled painting cycles. We'll work to whatever cadence makes sense for the site — not push a bigger package than it needs.
