Pressure washing is what most people picture when they think of exterior cleaning, but it's only the right answer for part of the work we do. On the hard surfaces it suits — concrete, pavers, driveways, carparks, tiled paths — a properly run commercial unit pulls off a result a garden hose never will. On the surfaces it doesn't suit, we use something else.

What pressure washing actually is

True high-pressure cleaning means running a commercial pump at 2,000 to 4,000 PSI, through the right nozzle for the job, and for large hard surfaces, through a rotary surface cleaner that spreads the jet evenly across the substrate. The rotary head is the key difference between a professional job and a DIY one — it prevents the stripe marks you get from waving a wand back and forth, and it cleans faster because the jets overlap at a controlled speed. We run hot-water and cold-water units and we match the pressure, temperature and tip to the surface, not the other way around.

When pressure washing is the right tool

Hard, cohesive, non-coated surfaces love high pressure. That's plain and coloured concrete driveways and paths, clay and concrete pavers, bluestone, commercial carparks, tennis courts, bin bays, warehouse floors, and industrial yards. It's also the right method for heavy rubber build-up, engine oil drips, chewing-gum removal, and preparing a surface for sealing or recoating. Anywhere the dirt is mechanical rather than biological, and the surface can take it — high pressure is the fastest, cleanest way there. When it is not the right tool

High pressure is wrong for most of the other surfaces on a home. Painted render, weatherboard, fibre-cement cladding and Colorbond walls will strip, mark or dent under direct high pressure. Roof tiles and metal roofing lose their granule coating or have their laps lifted. Sandstone pits and bleaches. Timber decks furr up and splinter. Glass — including pool fencing and balustrades — can be permanently etched if hit too hard. For all of those, the right method is soft washing — low-pressure chemistry applied deliberately, with the biology doing the work rather than the jet. Most of our whole-of-house jobs are a combination: soft wash for the house washing, high pressure for the driveway, and the right roof cleaning method for the roof above.

Our commercial units are sized for residential and small-to-medium commercial work across the Northern Beaches — big enough to clear a double driveway or a strata carpark in one visit, small enough to move cleanly through a narrow side access. We carry the surface cleaner, lances, tips and degreasers needed to handle everything from a salt-crusted path in Palm Beach to a rubber-marked carpark in Brookvale. We manage runoff so chemistry isn't flushed into stormwater, and we protect garden beds, windows and vehicles before we start.
